If you're buying a home for the first time, one of the biggest questions you may have is:
"Why do I need to pay a deposit, and do I get it back?"
It's a question I hear all the time from first time buyers and families relocating to Calgary.
After all, handing over thousands of dollars before you even own the home can feel intimidating.
The good news is that a real estate deposit is not an extra expense. It forms part of your purchase price, and in many situations it is completely refundable if the purchase does not move forward during the conditional period.
Understanding how deposits work can help you feel much more confident when it's time to write an offer.
What Is a Real Estate Deposit?
A deposit is money that a buyer provides shortly after their offer has been accepted.
Its purpose is simple. It shows the seller that the buyer is committed to purchasing the property and intends to complete the transaction.
The deposit is typically held in trust by the listing brokerage until the sale closes.
When you take possession of the home, that money is credited toward your purchase price and down payment. You are not paying more for the home. You are simply paying part of the purchase price earlier in the process.
Why Do Sellers Ask for a Deposit?
Think about it from the seller's perspective.
Once an offer is accepted, the home is taken off the market. Showings usually stop, other buyers move on, and the seller begins preparing for their own move.
The deposit provides reassurance that the buyer is serious about purchasing the property.
It creates confidence for both parties and helps demonstrate that everyone intends to complete the agreement.
Are Real Estate Deposits Refundable in Alberta?
Yes, in many situations they are.
Most purchase contracts in Alberta include conditions that protect the buyer.
These commonly include:

Financing approval

A satisfactory home inspection

Condominium document review, if applicable

Any other conditions agreed upon by both the buyer and seller
If one of these conditions cannot be satisfied and the contract is terminated according to the terms of the purchase agreement, the buyer's deposit is generally returned in full.
This is one of the reasons conditions exist. They allow buyers to complete their due diligence before becoming fully committed to purchasing the home.
When Can You Lose Your Deposit?
This is where many buyers become nervous, but the answer is usually straightforward.
Once all conditions have been removed, the purchase becomes firm.
At that point, both the buyer and seller are legally obligated to complete the transaction.
If a buyer decides they simply no longer want the home after removing conditions and does not complete the purchase, the deposit may be forfeited. Depending on the circumstances, the seller may also have additional legal remedies available.
This is why I encourage every client to take the conditional period seriously. Before removing conditions, we make sure financing has been approved, the home inspection has been completed, and every question has been answered so you can move forward with confidence.
How Much Is a Real Estate Deposit in Alberta?
There is no standard amount.
The right deposit depends on several factors, including the purchase price, current market conditions, and the strength of the offer.
For some homes, a smaller deposit may be perfectly acceptable. For higher priced properties or situations with multiple offers, a larger deposit may help strengthen your offer.
